An excellently maintained and presented three bedroom semi-detached family home located in a cul-de-sac position in the ever popular village of Newbridge on Wye. Properties do not come on to the market very often in Cae Nant, and for good reason! This fantastic opportunity would suit a first time buyer looking to acquire their first home, or an investor, as the property is very well presented and ready to move into!

Externally, to the front of the property, there is a tarmacadam parking area suitable for probably two vehicles, depending on the size, naturally!, and an additional space across the courtyard of properties. The parking area leads up to storm porch which shelters the front door. Upon entering the property, you are greeted with a good size entrance hallway, complete with downstairs WC and useful understairs storage cupboard. A door from here leads into the main reception room, measuring 4.87 x 3.71m (max. measurements) and enjoying a bay window to the side. The entrance hallway also gives access into the impressive 5.82 x 2.98m kitchen/breakfast room with modern fitted kitchen, dining area, and external door to the rear gardens.

On the first floor, there are three good-sized bedrooms, two of which are comfortable doubles, and each of the bedrooms has the benefit of a large built-in wardrobe. There is also an airing cupboard accessed from the landing, along with a modern family bathroom with shower over the bath.

Externally, there is a pleasant, private rear garden, handily mainly laid to paving slabs, with ornamental slate bordering, for convenience and low maintenance enjoyment, with a raised area to the rear. There is gated access to the rear garden around the side of the property, and with no onward chain, this superb opportunity must be seen to be appreciated in full!

Newbridge-on-Wye is located roughly in the middle of Wales, and lies 7.1 miles south of Rhayader. The main road running through the village is the A470, running from Rhayader to the north and Builth Wells to the south. The B4358 also passes through the village; it runs from Beulah in the west through to Llandrindod Wells in the east. This road system is useful for commuters traveling from west and north-west Wales to areas in the south. Newbridge-on-Wye was historically a stop off point for drovers, who moved livestock from place to place. Newbridge-on-Wye proved to be an ideal location for drovers to stop and rest because it afforded a safe crossing-point on the river Wye. This led to a settlement forming, including a large number of pubs. This fact is celebrated by the statue of a drover on the village green. Newbridge-on-Wye also sited a railway station on the Mid-Wales Railway, until its closure on December 31, 1962. The site of the station is now occupied by a housing estate, although the old railway bridge still remains.
