When a property first comes to the market, there is always a surge of interest. Buyers who are actively searching receive alerts from the property portals, new listings appear at the top of search results and there is naturally a sense of excitement and urgency.

However, if a property doesn’t sell within the first few weeks, it is important that the marketing doesn’t simply stand still.

Sometimes it may be updating the wording of the brochure to better highlight certain features. Other times it may involve changing the order of photographs, adding new lifestyle shots, updating seasonal images or creating new video content for social media.

It is always amazing how often refreshing a property advert suddenly generates new enquiries and viewings, without even changing the asking price. Buyers who may have previously overlooked a property often engage with it differently when the marketing feels fresh, modern and active again.

Because Jake works directly within our team, we can react quickly and keep our marketing moving. If we feel a property would benefit from updated photography, new drone shots or refreshed video content, we can arrange this efficiently and professionally.

Importantly, this is all included within our fee.

If Jake needs to return to a property a second time to capture new images, different weather conditions or updated content, there is no extra charge. We see this as part of doing the job properly and continuing to push a property forward.

Sometimes a Price Adjustment Is Still Needed

Of course, while refreshing marketing can often reignite interest, there are times when a price adjustment is also necessary.

The market is always moving and buyers today are very price aware. If a property is not generating enough enquiries or viewings, pricing has to be part of the conversation.

However, before immediately reducing the price, we believe it is important to ensure the marketing itself is working as hard as possible first. Sometimes a refreshed advert, stronger photography or new social media exposure is enough to create renewed momentum.
