When Moving Home Doesn’t Go to Plan: A Real Story from the Other Side

Moving home… it’s never quite as straightforward as you hope.

Even for those of us who work in property every day.

My wife and I are currently trying to move and like many people, we’ve hit a few unexpected hurdles. We’ve had two agreed sales fall through due to changes in our buyers’ circumstances. At the same time, we’ve found a house we’ve completely fallen in love with and suddenly, we’re back to square one, needing to secure a new buyer in order to move forward.

It’s a familiar situation for many, but experiencing it personally reminds me of what our clients experience.

This is my fourth move and without doubt, it’s been the hardest.

Previously, things were much more straightforward:

  • My first purchase was an empty property
  • I then sold to first-time buyers and bought another empty property
  • After that, I sold to a cash buyer and again purchased an empty home

Simple chains. Minimal risk. Far less stress.

This time is different.

We need to sell and every property we’ve viewed is currently lived in. That means those vendors also need to find somewhere to buy and just like that, you’re part of a chain.

And chains change everything.

They introduce more moving parts, more people, more uncertainty. Progress can feel slower and the risk of things falling through increases.

At the moment, buyers also seem more cautious and honestly, that’s completely understandable. The economic landscape feels uncertain, the cost of living remains high and interest rates are difficult to predict. Buying a home is one of the biggest financial commitments most people will ever make, so it’s natural for buyers to take their time.

But beyond the financial side, moving home is deeply emotional.

When you find “the one”, you don’t just view it, you start to imagine your life there. Your daily routine, your future, the memories you’ll create. You begin to feel invested.

And that’s what makes the process so challenging.

Because until contracts are exchanged, everything remains uncertain. Plans can change, circumstances shift and even the most promising move can fall apart.

It certainly makes you question whether there’s a better way to do things in terms of the whole process.

But one thing this experience has reinforced more than ever is just how important choosing the right estate agent is.
